THE MULTIPLE LISTING SERVICE - The purpose of the MLS is to enable the efficient distribution of information so that, when a real estate agent is introduced to a potential home buyer, he/she may search the MLS system and retrieve information about all homes for sale in a given area or price range, whether under a listing contract by that agent's brokerage or by all participating brokers. The MLS search link normally found on Realtor web sites also allows real estate consumers to access MLS listings prior to actually contacting the Realtor. Many agent web site require consumers to register or fill out a "Guest Book" before receive search results, however try our best to select web sites for our network that allow free access. Sometimes this is not possible because the talent and experience of the Realtors we want in our outweighs the fact that they require a form be filled out before allowing full access to their listings display.re network often the MLS Listings Network is made up of web sites that do not require that consumers give up their anonymity. We think that this consumer-centric approach is the way to go.
The Realtors' Multiple Listing Service (MLS) combines the listings of all available properties that are represented by brokers who are both members of that MLS system and of NAR or CREA, (the National Association of Realtors in the US or the Canadian Real Estate Association). You will find that many Realtors are also willing to try to set up showings of properties being offered For sale By Owner (FSBO), but if you do want to see FSBO properties as well as MLS listings, it is a good thing to verify how the Realtor plans to work before signing any agency agreements with them.
The National Association of Realtors (NAR) has set policies that permit brokers to show only limited MLS information on their web sites. NAR has an ownership interest in a company (Homestore, now called MOVE.com) that operates a web site that has exclusive rights to display significant MLS information; the site is Realtor.com.
OLD NEWS; The U.S. Department of Justice filed an antitrust lawsuit in September 2005 against the National Association of Realtors over NAR's policy which would have allowed brokers to restrict access to their MLS information from appearing on the web sites of certain brokers which operate solely on the web. This policy would also have applied to commercial entities (who are also licensed brokerages) such as Homegain which solicit clients by internet advertising and then provide referrals to local agents in return for a fee of 25% to 35% of the commission.
The DOJ's antitrust claims also include NAR rules that exclude certain kinds of brokers from membership in MLSs. These certain kinds of brokers can mean Discount brokers, Limited Service Brokers, and even some brokers that are not licensed Realtors that simply want their own access.
